Sixteen-year-old Claire Danvers arrives at Texas Prairie University and becomes the target of vicious dorm bully Monica Morrell. She escapes to Glass House, where she finds a new family in Goth barista Eve Rosser, guarded Shane Collins, and musician Michael Glass. They teach her Morganville's secret: vampires control the town, and humans survive by accepting a vampire patron's protection. Claire's search for safety draws the attention of predatory Brandon, coffee-shop owner Oliver, and the town's ancient Founder, Amelie, especially after Claire becomes connected to a rare old book the vampires want. She also learns that Michael was killed by a vampire and now exists as a ghostlike being bound to the house, solid only at night. Claire's negotiations and quick thinking get the group through the contest over the book, but the danger immediately changes shape. Shane's father arrives with armed vampire hunters and attacks Glass House, ending the book with the household under siege.

Sixteen-year-old Claire Danvers has left home early to study at Texas Prairie University. Her intelligence makes her stand out, but her age and size make her an easy target in the dorm. When Claire accidentally humiliates Monica Morrell, the wealthy student who dominates the floor, Monica and her friends Gina and Jennifer begin a campaign of threats and violence. A severe beating convinces Claire that remaining in the dorm is too dangerous. Rather than abandon school and admit defeat, she answers an advertisement for a room in an old house off campus. At Glass House she meets Eve Rosser, a friendly Goth who works at a coffee shop, and Shane Collins, who is wary of letting a much younger student join their household. The house offers Claire a possible refuge, though its absent owner and her prospective roommates' evasiveness suggest that life beyond campus has dangers of its own.

Claire moves into Glass House and begins fitting into its unconventional household. Eve is welcoming, Shane is protective beneath his teasing, and their musician housemate Michael appears only at night and refuses to explain his daytime absences. Claire soon learns the truth everyone has kept from her: Morganville is controlled by vampires. Human residents generally survive by signing with a vampire Protector and wearing that patron's symbol; people without protection are vulnerable after dark. Eve and Shane have reasons to distrust that system, while Glass House occupies an uneasy place outside it. Monica's influence also extends beyond the dorm because her family is important in town. Claire tries to continue classes and takes work at Common Grounds, where the relaxed owner, Oliver, seems sympathetic. Her ordinary student problems have become tangled with a hidden system in which the police, businesses, and university all accommodate vampire power.

Claire's friendship with Eve and Shane deepens as they try to teach her how to move safely through Morganville. Brandon, a vampire who preys on unprotected humans, focuses on Claire and pressures the household. Monica's continuing attacks make it impossible for Claire to keep her campus life separate from the town's supernatural hierarchy. Claire also becomes linked to an old and valuable book that several vampires want, turning her from an overlooked newcomer into someone with bargaining power and a target on both sides of a local struggle. Richard Morrell, Monica's police-officer brother, proves more reasonable than Monica but cannot erase the danger created by his sister or Morganville's rules. Meanwhile Michael's inability to appear during the day grows harder to dismiss, and Claire realizes that Glass House itself may be more than an ordinary building.

The pressure on Glass House forces its residents to share secrets. Claire learns that Michael was attacked and killed by a vampire, yet did not pass on: the house holds him in a ghostlike state, and he can take solid form only between sunset and sunrise. He cannot leave the property, and every new threat to the house threatens his continued existence. The revelation explains Michael's schedule and the others' fierce loyalty to him. Claire refuses to abandon the household. Instead she looks for a bargain strong enough to protect all four residents, using what she knows about the coveted old book. Her plans draw her toward Amelie, Morganville's remote Founder, whose protection could deter lesser vampires but would also bind Claire to a powerful patron. At the same time, Oliver's interest in Claire and the book becomes increasingly difficult to reconcile with his pose as a helpful employer.

Claire enters negotiations with Amelie and discovers that Morganville's vampires are divided by their own rivalries. Amelie values the old book and offers a path to protection, while Oliver is revealed as a powerful vampire who wants the book and seeks to challenge Amelie's control. Common Grounds was never simply neutral refuge, and Claire's employer has been judging how useful she might be. Claire, Eve, Shane, and Michael work together to keep the book from becoming a weapon against them and to survive the vampires closing in. Their resistance also keeps Monica's vendetta active, and Glass House becomes the focus of attacks that endanger both its human residents and Michael, whose existence depends on the building. Claire's intelligence gives the group leverage, but every agreement in Morganville carries obligations that a sixteen-year-old newcomer is only beginning to understand.

Claire and her housemates survive the immediate conflict over the old book, with Claire dealing directly with Amelie and resisting Oliver's attempt to use her. She now understands the central secrets of Morganville and of her own home: Michael was killed in a vampire attack, Glass House preserved him as a ghostlike being, and he can become solid only at night while remaining bound to the property. That knowledge makes the household closer, but it does not make them safe. Shane's estranged father, Frank Collins, enters town with armed human vampire hunters driven by losses he blames on Morganville's vampires. His campaign reaches Glass House, placing Michael directly in danger and forcing Shane to confront a father whose revenge threatens Shane's friends. The book ends in the middle of the assault on the house, with Claire, Eve, Shane, and Michael trapped in a new crisis before they have recovered from the last one.
