In 1973, heartbroken college student Devin Jones takes a summer job at the North Carolina amusement park Joyland. He learns the park's traditions, becomes close to fellow workers Tom Kennedy and Erin Cook, and discovers a gift for cheering children in the mascot costume. He also hears that Linda Gray, murdered years before in the Horror House, may still haunt the ride. After the summer, Devin remains at the park and befriends Annie Ross and her terminally ill, psychically sensitive son Mike. Erin's research connects Linda's death to other killings and reveals that trusted park employee Lane Hardy is the murderer. Lane takes Devin onto the Ferris wheel at gunpoint during a storm, but Annie shoots him after Mike senses the danger. Devin and Annie share a brief relationship, and Mike visits Joyland and helps Linda's ghost find release. After Mike dies, Devin and Annie scatter his ashes over the sea with a kite, leaving Devin with a lasting memory of love, loss, and the summer he grew up.

In 1973, college student Devin Jones is deeply invested in his relationship with Wendy Keegan, although she has begun to withdraw from him. Looking for summer work, he visits Joyland, an independent amusement park on the North Carolina coast, and accepts a job from manager Fred Dean. A fortune-teller working as Madame Fortuna gives him an unsettling prediction involving a child and a woman in a red hat. Devin arrives for the season still hoping to preserve his relationship with Wendy. He meets fellow student employees Tom Kennedy and Erin Cook and begins learning the demanding routines, showmanship, and specialized language of the park's permanent carnival workers.

Devin, Tom, and Erin settle into exhausting work at Joyland. Devin discovers that he is especially effective inside the costume of Howie, the park's dog mascot, because he can make children feel noticed and happy. He also learns the park's darkest story: years earlier, a young woman named Linda Gray was killed by her unidentified companion inside the Horror House. Some workers believe her ghost remains there. Tom sees an apparition during a ride through the attraction, while Devin, despite his fascination, sees nothing. Wendy finally ends their relationship, leaving Devin unable to sleep or eat properly and turning the season into an education in grief as well as work.

Devin's quick action saves a child during an emergency at the park, bringing him local attention and strengthening his bond with Joyland's permanent staff. Though still wounded by Wendy's rejection, he begins to value the useful life he has built at the park more than the future he had imagined with her. He notices a boy in a wheelchair and the boy's guarded mother at a nearby beach house. They are Mike and Annie Ross. Mike has Duchenne muscular dystrophy and understands that he will not live to adulthood. His unusual sensitivity and the fortune-teller's earlier prediction persuade Devin that the meeting is important, but Annie resists his first efforts at friendship.

When the summer staff leave, Devin chooses to remain at Joyland into the autumn. Tom and Erin return to school, but the three stay in contact, and Erin begins researching Linda Gray's murder. Devin gradually earns Annie's trust and becomes Mike's friend. He gives the boy companionship without pretending that his illness can be cured. Mike's perceptions suggest that the dead woman at Joyland has not entirely gone, while Devin's concern shifts from simply wanting to witness a ghost to wanting to understand what happened to Linda. His place among the park's older workers also deepens as the busy season ends and the operation becomes quieter.

Erin compares photographs and reports from Linda Gray's case with other unsolved murders. The supposed boyfriend photographed with Linda concealed his identity through small changes of clothing and appearance, and the pattern suggests a practiced killer rather than a single impulsive crime. Devin revisits what he has learned about the staff who had access to Joyland and realizes that familiar behavior can look different once the murders are considered together. At the same time, his affection for Annie and Mike grows. Annie allows Mike to share more of Devin's world, while Mike's psychic insight points toward both the unresolved presence at the Horror House and danger still among the living.

The evidence identifies Lane Hardy, one of the trusted veteran workers, as the man who took Linda Gray into the Horror House and as the likely killer of other women. Lane realizes Devin is close to the truth. During a violent storm he captures Devin at gunpoint and forces him onto the Ferris wheel, where isolation and height give him control. Lane's account confirms the concealed pattern behind the murders, and he prepares to eliminate Devin. Mike, though physically distant and gravely ill, senses what is happening and alerts Annie. She reaches Joyland with a rifle and shoots Lane before he can kill Devin, ending the immediate threat and resolving Linda's murder.

After Lane's death, Devin and Annie become lovers for a time, united by fear, relief, and their love for Mike. Mike is finally able to visit Joyland. The day gives him the delight other children take for granted, and his presence helps Linda Gray's ghost leave the place where she died. The relationship between Devin and Annie does not become a conventional permanent romance, but it remains meaningful to both. Mike dies months later as his illness has long foretold. Following his wishes, Devin and Annie take his ashes over the ocean and release them beneath a kite. Devin returns to the rest of his life changed by the season: Wendy is no longer its defining loss, and the people he helped and could not save remain part of how he understands love and mortality.

Erin's research and Devin's memories expose Lane Hardy as Linda Gray's killer and link him to other murdered women. Lane intercepts Devin during a storm, takes him at gunpoint onto Joyland's Ferris wheel, and admits enough to confirm the case. Annie, alerted by Mike's extraordinary perception of the danger, shoots Lane before he can kill Devin. The confrontation ends the mystery that has haunted the park. Devin and Annie become lovers, though both understand that their bond grows from an intense and temporary season rather than a permanent future. Mike finally visits Joyland, enjoys the park, and helps Linda's lingering spirit depart. He dies some months later. Devin and Annie honor his wish by taking his ashes out over the ocean and releasing them while flying his favorite kite. Devin eventually returns to college and carries on with his life, but his older self remembers Joyland as the place where heartbreak gave way to friendship, responsibility, first encounters with death, and a more durable kind of love.
