Elena reveals Mia's past, prompting Mia and Pearl to leave after an honest reckoning. Izzy blames her mother for driving Mia away, burns the Richardson house, and runs off to find her. The surviving characters are left pursuing the people and truths their ordered community could not contain.

The story then moves back to the previous year, when artist Mia Warren and her fifteen-year-old daughter Pearl rent Elena's smaller property. Pearl, accustomed to moving from place to place, is captivated by the planned suburb and the Richardson family's settled, prosperous life. Moody Richardson befriends her and brings her home, where she meets his siblings: popular Trip, accomplished Lexie, and defiant Izzy. Pearl begins spending increasing amounts of time with them. Mia takes several jobs, including cleaning at the Richardson house, both to support them and to observe the family that now occupies so much of Pearl's attention.

Elena's close friends Linda and Mark McCullough are preparing to adopt a Chinese American infant left at a fire station, whom they call Mirabelle. At the baby's birthday party, Mia realizes that Mirabelle is May Ling Chow, the missing daughter of her restaurant coworker Bebe. Bebe had been impoverished, alone, and unable to feed the baby when she abandoned her; she has regretted it ever since. Mia tells Bebe where her daughter is. After the McCulloughs refuse Bebe access, the conflict becomes public and moves toward a custody fight. Elena firmly supports Linda, seeing the McCullough home as safe and Bebe's actions as proof of unfitness. Mia supports Bebe's claim that poverty and desperation should not permanently sever a mother from her child. The dispute turns the women's different ideas of motherhood and responsibility into an open conflict.

As the custody case approaches, Elena uses her reporting skills to investigate Mia, convinced that her tenant is concealing something. Inside the younger generation, Pearl's longing for the Richardson life creates new secrets. She remains close to Moody but is increasingly drawn to Trip. Lexie discovers she is pregnant by her boyfriend Brian. Afraid to tell her parents and unwilling to continue the pregnancy, she takes Pearl to the clinic and gives Pearl's name rather than her own, then recovers at Mia's home. Mia recognizes what happened and protects Lexie's confidence, even as Lexie fails to grasp what borrowing Pearl's identity costs. Izzy becomes Mia's assistant and responds to her as a mentor. Elena, meanwhile, finds inconsistencies in Mia's past and follows them beyond Shaker Heights, making the privacy Mia has guarded for Pearl increasingly fragile.

The custody hearing forces both proposed families into simplified public stories. Bebe argues that May Ling's language and cultural identity matter and that abandoning her during an emergency did not erase their bond. Linda and Mark argue that they have provided stability and love and can offer opportunities Bebe cannot. Each side is questioned about race, class, motherhood, and the limits of good intentions. Bill helps represent the McCulloughs, while Mia's photographs aid the effort to fund Bebe's case. Outside court, Pearl and Trip begin a secret sexual relationship in Mia's studio. Grief and her growing attachment to the unborn child changed Mia's decision. She disappeared, gave birth to Pearl, and raised her while moving among short-term homes and artistic projects. Pauline later left Mia valuable photographs, allowing her a degree of financial independence. In Shaker Heights, Elena now possesses the central facts of this history. The custody testimony concludes, while the private deceptions involving Pearl, Trip, Moody, and Lexie place both households under increasing strain.

She sets small fires in each sibling's bedroom, ensuring the house is empty, and runs away hoping to find Mia. The Richardson home burns as shown at the opening. Elena vows to search for Izzy; the rest of the family also scatters. Mia and Pearl visit Mia's parents and then turn toward the Ryans, no longer able to live entirely inside Mia's old secrecy.

Mia and Pearl visit Mia's estranged parents and then continue toward the Ryans, while the remaining Richardsons scatter into separate searches and unsettled futures.
