A land surveyor who buys the large house at 112 Ocean Avenue and moves there with his new wife and her three children. Proud of owning the waterfront property, he is practical at first but soon becomes preoccupied with cold rooms, the fireplace, and unexplained disturbances.

George's wife and the mother of Daniel, Christopher, and Missy. She helps manage the family's move and initially tries to preserve ordinary routines as the house's oppressive atmosphere and George's changing behavior unsettle them.

Kathy's eldest child and George's stepson. He moves into the Amityville house with the rest of the family and becomes caught in the tension, strange physical events, and frequent discipline that mark their short residence.

Kathy's younger son and George's stepson. Like Daniel, he is excited by the new home before the family's days there become dominated by accidents, fear, and behavior none of them can readily explain.

Kathy's five-year-old daughter. She speaks of an unseen playmate named Jodie and describes the companion as a pig, treating the presence as friendly even when the adults find signs of it disturbing.

A Catholic priest and friend of Kathy's family who comes to bless the new house. While alone in an upstairs room, he hears a commanding voice telling him to leave; afterward, illness and other troubles repeatedly interfere with his attempts to warn the Lutzes.

The Lutz family's large dog. Normally energetic and protective, he reacts uneasily around the property and shares the family's exposure to the dangers and confusion associated with the house.

Missy's supposed invisible friend, described by her as an enormous pig with shining red eyes. The adults initially regard Jodie as a child's invention, though later sights and marks make that explanation increasingly difficult for them to maintain.

The former occupant who shot and killed his parents and four siblings in the house roughly a year before the Lutz family moved in. His crime is disclosed before the purchase and gives the property its notorious recent history.
