At the Paris Opera, rumors of a ghost become deadly as an unseen figure extorts the managers and dictates casting. Young soprano Christine Daae believes the mysterious voice teaching her is an Angel of Music, but her childhood friend Raoul discovers that the teacher is Erik, a disfigured musical and mechanical genius living beneath the theater. Erik abducts Christine and demands her love, while she and Raoul plan to flee. When he seizes her again, Raoul and a man known as the Persian enter the underground labyrinth and are trapped in a torture chamber. Erik threatens to destroy the Opera unless Christine agrees to marry him. She consents and responds to him with genuine pity, kissing his face. Moved by a compassion he has never known, Erik releases everyone and permits Christine to leave with Raoul. She returns his ring, and the lovers vanish together. Erik dies soon afterward; the remains later found beneath the Opera are identified as his.

The Paris Opera is crowded with rumors about a resident ghost. Dancers and stagehands trade reports of a gaunt figure, unexplained footsteps, and threats delivered without a visible speaker; stagehand Joseph Buquet, who claimed to have seen the apparition, is found hanged. At a gala marking a change in management, the previously overlooked Christine Daae gives a brilliant performance in place of the absent prima donna Carlotta. Raoul de Chagny recognizes Christine as the girl he knew in childhood and goes to her dressing room, only to hear a man's voice speaking to her behind a door that later appears empty. The departing managers warn their successors, Moncharmin and Richard, that the ghost expects a regular payment and exclusive use of Box Five. The new managers dismiss the demands as a practical joke.

Raoul follows Christine to Perros, where she visits her father's grave and listens for the Angel of Music her father once promised would guide her. An unseen violin plays in the churchyard, reinforcing her belief, while Raoul suspects a human rival. At the Opera, the managers occupy Box Five and refuse the ghost's order to cast Christine instead of Carlotta. During the performance Carlotta's voice suddenly fails in a humiliating way, and the great chandelier falls into the audience, killing a spectator. In the confusion Christine disappears. Raoul later traces a mysterious carriage believed to have carried her away, but the means by which the ghost moves through the Opera and influences Christine remain unknown.

At a masked ball, Raoul sees a figure dressed as the Red Death and confronts Christine about her secrets. She finally takes him onto the Opera roof, where she explains that the voice belongs to a man called Erik. He first taught her from hiding and encouraged her belief in the Angel of Music, then carried her through a mirror and across an underground lake to his house beneath the theater. Christine initially responded to his music and loneliness, but when she removed his mask and saw his severely disfigured face, his need for affection became rage and captivity. He eventually released her after she promised to return. Unknown to Christine and Raoul as they speak, Erik is close enough to overhear their plans and their declaration of love.

Erik tightens his control over the Opera. The managers try to defeat his financial extortion by tracking a packet of banknotes with a safety pin, yet the money disappears through means they cannot explain. Madame Giry reveals that she has long acted as an intermediary for the ghost and believes his promises about her daughter's future. Christine and Raoul become secretly engaged and plan to leave, but delay their escape for one final performance. During the opera Christine vanishes from the stage in full view of the audience. The managers, police, and Raoul offer incompatible explanations, while Philippe de Chagny also disappears after attempting to prevent his brother's involvement. Raoul realizes that Christine has been taken below the Opera again.

A man known as the Persian approaches Raoul and confirms that Erik is human, though exceptionally skilled in architecture, illusion, and killing. The Persian knows Erik from an earlier period in Persia and understands the concealed passages beneath the Opera. He leads Raoul through the cellars toward Erik's house, warning him to keep a hand raised against the Punjab lasso. After evading attendants and hidden dangers, they enter what seems to be a room adjoining Christine's prison. It is instead Erik's torture chamber: heat, deceptive reflections, and an artificial landscape gradually drive the captives toward madness. They find a possible escape through the floor, but their route only takes them deeper into Erik's machinery and stores.

Raoul and the Persian discover barrels of gunpowder connected to a mechanism capable of destroying the Opera. Erik gives Christine a choice between turning two symbolic devices: one means marriage to him, while the other will trigger the explosion. To save the captives and everyone above, she chooses marriage. Erik then floods the torture chamber but pulls Raoul and the Persian out before they drown. Christine does more than submit: she allows Erik to touch her and kisses his uncovered face. Her compassion overwhelms him because no one has willingly treated him with such tenderness. He abandons his claim, frees Raoul and the Persian, and lets Christine leave with Raoul. She later returns Erik's ring. Erik recounts these events to the Persian and says he expects to die; his death is announced soon afterward. Christine and Raoul disappear together, while Philippe has died during the attempt to reach the underground house.

In Erik's underground house, Christine faces a forced choice: marry him or allow explosives beneath the Opera to kill many people, including Raoul and the Persian. She agrees to the marriage and then gives Erik the unforced compassion he has never received, allowing him to touch her and kissing his disfigured face. The gesture breaks his determination to possess her. Erik frees Raoul and the Persian and lets Christine leave with Raoul; she later returns Erik's ring as promised. Erik tells the Persian what happened and says that he is dying of love. His death is subsequently announced, while Christine and Raoul disappear from Paris and are understood to have married. Philippe de Chagny has died during the rescue attempt, and suspicion falls unfairly on Raoul. The later discovery of a deformed skeleton beneath the Opera, wearing Erik's ring, supports the account that the Opera Ghost was a gifted, tormented man who ended his life alone after releasing Christine.
